Step 2 - We build your RateWatch profile

We line up your loan against:

  • What our lender network is actually closing today

  • Likely programs for your size loan, collateral and goals

Step 3 - We tap you when it makes sense

When conditions look good for you, we:

  • Flag the opportunity in simple terms

  • Outline options and tradeoffs

  • Offer to move you into our full CLX process if you want to explore formal lender term sheets

If the math does not work, we will tell you that too. Sometimes the best answer is “stay put for now.”

  • What exactly is CLX RateWatch Concierge? – It is a free service where we track your commercial loan and the lending market for you. When we see a realistic chance to improve your rate, terms or structure, we reach out and show you options.

  • Why are you doing this now? –  Rates have started to come down from recent highs and lenders are adjusting. There will be windows where a refinance makes sense and windows where it does not. Our goal is to position our borrowers to act quickly when those windows open instead of scrambling later.

  • What does “beta for the first 50 borrowers” mean? – We are rolling this out with a small group first so we can keep it very high touch and refine the service before we scale it. Once we hit 50 loans in the program, we may close the form for a while or create a waitlist.

  • Does this cost me anything? – No. There is no fee to join RateWatch Concierge and no obligation to refinance. CLX typically earns a fee only if we actually help you secure a loan that you choose to close.

  • Will this hurt my credit score? -  No. Joining RateWatch does not trigger a credit pull. If you decide to move forward on a specific refinance, we will walk you through any credit checks at that time.

  • What types of loans can you monitor? - Most commercial real estate loans, SBA loans, business acquisition loans, owner occupied deals, working capital, and many conventional bank loans. If you are not sure, send it in and we will tell you if it fits.

  • What loan sizes do you work with? - We commonly work on deals from the mid six figures into the multi million dollar range. If you are outside that range, we are still happy to take a look.

  • How do you decide when it is a good time to refinance? - We look at more than today’s headline rate. We factor in your current rate, the remaining term, any prepayment penalty, current programs in the market and your goals. If the savings are not meaningful, we will say so.

  • How often will you contact me? Are you going to spam me? - No spam. You get a confirmation when you join, and then messages only when we see a real opportunity or need updated information. You can opt out any time.

  • Do I have to refinance with CLX if you contact me? - No. You are always in control. You can ask questions, move ahead or say “not now.”

  • How is my information protected? - We treat your information as confidential and use it only to understand your current loan and possible refinance options. We do not sell your data.
